Dear SVE Association Members,

January 8, 2012

South Valley Estates HOA Board has elected to NOT assess HOA Dues for the year 2012. The reason: we have very little common property and therefore few expenses.

Why do we have an HOA? The developer of this subdivision, which is standard practice, set up a legally binding trust, to which we are legally bound. We are legally obliged to maintain an Owners Association for the purpose of “preserving the value, amenities and desirability” of the properties for the benefit of each owner.

Our Home Owners Association’s mission is to maintain the value of our homes and a visually pleasing place to live. It is an enforcement tool to prevent trash dumping, junker cars in driveways, poorly built and odd looking fences, sheds and patios, un-mowed lawns and many other items, if simple reminders or requests are ignored, (refer to the “Indenture of Trust” on the web site).

Our subdivision does look nice, and most everyone maintains their property well. This Board's goal is to encourage everyone to maintain the value and beauty of their home without being intrusive and over-bearing, respecting the concept that a person’s home is his/her castle.

We will soon be sending notification of our annual meeting to take place this spring. Please consider one item that will be on the agenda: election of (1) Board Member. In May 2011, 3 new members (there are only 3) were elected. The by-laws state that one new member should be elected each year, to provide consistency with 2 experienced members remaining. Anyone interested in helping our HOA please let us know.
